What do you write in your SaaS agreement?

I got my first potential customer for my app ( app is built on Salesforce platform). Now I am thinking what should I add in my Sales, Service contract agreement etc? Any site which provide free template I can get started with (ideally not 10s of pages long)? Appreciate any help.
